All valuations are carried out by the Director Grant Allen who has worked as an estate agent in Grays for over 35 years and has a wealth of local knowledge, expertise and a vast experience of selling properties throughout Thurrock.

Our sales team are on hand six days a week to help and assist all our clients. We will do all we can to match our database of buyers to the right property and we offer an accompanied viewing service to our prospective buyers. In addition to this service we also offer all our vendors the opportunity for us to carry out the viewings at their property in their absence.

Once a sale has been agreed our Sales Progressor Stacey will liaise directly with all parties including the vendors and purchasers along with both sets of solicitors and will provide regular updates by email and by phone. Stacey has worked in the industry for many years and takes pride in working to eliminate any potential stress from this part of the sale or purchase for all our clients.

Each property marketed by Grant Allen Estate Agents will be advertised on Rightmove and OnTheMarket and will benefit from a floorplan and digital colour photographs.

Lettings

Grant Allen Estate Agents offers a full managed and a let only service to all their current and future landlords. In line with our sales department, our lettings team provide a professional, efficient and personal service to both our landlords and prospective tenants. This includes an accompanied viewing service for all our tenants and we offer our landlords the option of us carrying out the viewings in their absence if the property is not already vacant.

For all our prospective landlords the initial assessment and valuation of your property will be carried out by the Director Grant Allen, who will offer advice and guidance on how best to present and market your property. Our lettings team will be on hand six days a week to answer any questions and queries you may have and all our properties will be advertised on Rightmove and OnTheMarket.

To reassure and protect our landlords it is imperative that we begin the tenancy on the right footing. Therefore all tenants will be referenced for affordability, employment and credit worthiness via Homelet with whom we have worked in close partnership for over a decade. Choosing the right tenant is not an exact science and it is not always about the tenant’s financial status. We have dealt with hundreds of tenants over the years and would like to think our judgement of who would make a good and trustworthy tenant is extremely accurate. We also provide a full rent guarantee policy via Homelet for all our initial Lets.

Should you decide to instruct Grant Allen Estate Agents to manage your property you can be assured we will act in your best interests, providing you with peace of mind that your property will be in safe hands. We will carry out regular inspections on your behalf and provide subsequent reports. We have several local contractors who we will happily recommend to assess and provide quotes for any potential work that may be needed to maintain your property.

Grant Allen Estate Agents has handled the successful sales of several brand new developments over the last four years, including a development of 18 properties in South Ockendon, 30 apartments in Grays, a selection of 9 apartments in Chadwell-St-Mary and more recently a development of 55 houses in the heart of West Thurrock.

Our company handled all aspects of the transactions from the initial valuing of the properties for the developers through to the marketing and designing the marketing material, arranging and carrying out the viewings at each site.

Once each sale was agreed our sales progression team would handle the transaction through to completion. We were on hand to recommend local solicitors and provide mortgage advice via our financial advisor to many of the buyers purchasing their dream new home.
